Building Design
I provide a full range of building design and documentation services and will guide you through the entire process to let you know what information is relevant for your project.
Concept Plans
Useful for forward planning or a cost effective way to see what is possible for your site without going into too much detail.
Planning Permits
A planning permit is required when the lot size is under 300m2 or within a planning overlay (Heritage Overlay for example). Not all building works require planning permits.
Typically planning permit documentation includes:
Neighbourhood and site description plan
Design response plan
Shadow diagrams
Floor plans
Elevations
Essentially these drawings show the layout of the new building and how it affects the surrounding properties and neighbourhood.
Written reports, schedules of materials and finishes and pre-application sketch plans can also form part of the application.
Building Permits
Most residential construction work requires a building permit, please read this practice note on the Building Commission website for further information.
Building permit documentation follows a similar layout to a planning permit but is more detailed and technical in nature as it is used for construction of the building.
Typically building permit documentation includes:
Neighbourhood and site description plan
Design response plan
Shadow diagrams
Floor plans
Demolition plans
Elevations
Cross sections
Details
Artificial lighting plan
Technical specifications
Electrical plans, surface finish plans and joinery plans can also form part of the application.
Building permits also involve the use of consultants for structural engineering, energy rating, land surveying, geotechnical investigation (soil report) and the application itself; which can be run through any Relevant Building Surveyor (council or private).
